OPEN LETTER TO ALL OWNERS   JUNE 30, 2007

As President of the Condo Association certain events that have recently occurred at Atlantic Terrace have been called to my attention.  I feel obligated to write this letter on behalf of the majority of owners who treat the Resort as if it were their own home.  Which, actually is the case, as we all “OWN” Atlantic Terrace.

Over the past several weeks, a few of our owners have acted as though they have no

responsibility to maintain common spaces and/or their units: nor , have they shown any concern or respect for other owners who are attempting to enjoy their time at the resort.

The pool and hot tub deck has been totally trashed on several occasions .  A few of the

deck chairs were smashed.  The remains of one was actually forced behind the new bar-b-que grill in the gazebo breaking one of the supply lines.  This single incident cost quite a few hours for our maintenance crew which could have been spent much more productively.  Additionally, the daily clean up of trash and debris add considerably to our maintenance and housekeeping costs.

Much of these problems are caused by the adults in the party who feel that they since they are on vacation they have no responsibility for the younger members of their group.  Our staff are not babysitters; nor are they required by any regulation or agreement to over see the activities of children.  Several weeks ago an unspeakable tragedy almost occurred.  A small child was permitted to wander about the pool deck with little or no supervision by any adult.  As a result the child was found, just in time, floating face down in the pool.  Only by quick action of a young teenager who saw the child was this tragedy averted.  Parents, you are always responsible for the safety and well being of your children as well as their behavior.

I cannot emphasize enough.  Atlantic Terrace belongs to all of us.  Therefore, it is every owners responsibility to help maintain common spaces and their units in the same manner that they maintain their homes.

1.      Pick up your trash and debris and place it in the proper containers before you leave the pool and other common spaces

2.      Treat your unit as a place that you might want to live in permanently.

3.      Please read and abide by the information provided in your registration package.

4.      If a problem with your unit, furnishings, linens, etc., occurs, please contact a staff member instead of trying to correct the problem yourself.  Much time aggravation and probably cost will be avoided this way.

Please rest assured that these incidents are caused by a very few number of owners.  The majority of our owners respect the resort, others vacationing there, and themselves enough to conduct themselves in a civilized manner.

Every effort will be made to identify those who abuse the resort and all subsequent costs of such abuse shall be charged to them.

I am truly sorry for the need to write such a letter, but the incidents of the past few weeks leave me no choice.  Our staff and management have worked much too hard to restore Atlantic Terrace after the 2004 hurricanes to stand by and watch a few irresponsible owners destroy the resort.

Sincerely,
